BUU 5.3 CustomRepository over NFS

Trying out BUU 5.3 as found here:

I have created a "CustomRepository" based on OM_5.2.0_SUU_LIN_A00.ISO
onto our NFS server but when I go to Firmware Update and specify NFS
with the IP and path (either /export/depot/ or
/export/depot/CustomRepository/) it says:
Unable to proceed. The NFS Share may not be available or has invalid
content.

$ du -sch /export/depot/CustomRepository
382M    /export/depot/CustomRepository
